The first is found over portions of the Carolinas. A Severe Thunderstorm Watch is in effect for that area. The other includes most of Central and parts of Northern Florida. The Storm Prediction Center also has an Enhanced Risk area, a 3 out of 5 on the severe weather probability scale, in effect. This area covers the south-central Plains, including parts of both the Texas and Oklahoma panhandles, much of the rest of central and western Oklahoma and also parts of southern Kansas.
Cities at-risk of seeing this severe weather from the Enhanced Risk area include Amarillo, Texas, and Enid, Stillwater, Ponca City and Yukon, Okla. The pair of Slight Risk areas has one region with Tampa, St. Petersburg and Orlando, Fla. in it and the other contains Charlotte and Raleigh, N.C. Damaging winds in excess of 50 mph, hail larger than golf balls, torrential rainfall and a few tornadoes are all possible threats in all three of these regions.
In addition to the severe thunderstorm threat, these locations will see the potential for heavy rainfall causing a flooding threat. With the threat of an inch or two rainfall today, with isolated higher amounts in some of these thunderstorms, flooding will also be a threat. BRADENTON BEACH – As crews work their way down Gulf Drive South to complete the South Bradenton Beach Gravity System Relocation Project, temporary permit parking is now in effect to accommodate residents and visitors impacted by the project.
The first of the adjacent side roads to be closed during the project is 11th Street South. Residents and guests of homes on that street will be required to park with permits on the west side of Gulf Drive South for at least the next four months.
“There are approximately 70 residential properties on 11th Street South,” Manatee County Public Works Department Strategic Manager Ogden Clark said. “Nobody will be able to drive down the road. The reason we started with 11th Street is that there are the most residences on that road.”
The sewer project will replace and relocate a portion of the gravity collection system in South Bradenton Beach that now lies on private properties to new locations within the public right of way.
Clark said the 2.5-year-long project, which was contracted in January, is slightly ahead of schedule, but that could change during the summer rainy season.
“We had originally anticipated starting on 11th Street in July, so we’re slightly ahead of that,” Clark said. “But as we start to get heavy rains, the dewatering aspect becomes more involved and will take more time.”
Currently, the reserved permit parking section is located slightly north of Eighth Street South and goes south to midway between 10th Street South and 11th Street South.
Free golf cart shuttle service will be available to those living on closed roads. The phone number to call for service is 941-269-6699.
A security guard will be checking parking permits.
Part of the designated permit-only parking area includes public parking formerly for the use of those visiting the beach. “Permit parking only” signs will be placed in the area and citations may be issued to those parking in the designated area without permits.
Beach parking will be open just north of Fifth Street South to midway between Sixth and Seventh Streets. Additional beach parking will be in the area of 13th Street South. A construction material storage zone is located between Sixth and Seventh Streets and ends at the beginning of Eighth Street. The construction work zone is located midway between 10th and 11th Streets and ends between 12th and 13th Streets.
At its May 23 meeting, the Manatee County Board of Commissioners adopted Resolution R-23-087, authorizing permit-only parking in designated parking spaces along Gulf Drive (Sixth Street South and 13th Street South) in Bradenton Beach for the project.
“The Acting County Administrator or his designee shall issue temporary parking permits for those impacted by the project construction and disseminate same to the appropriate individuals as needed and in accordance with this resolution and in the following chronological order: 1. 11th Street 2. 12th Street 3. 13th Street 4. 10th Street 5. Ninth Street 6. Eighth Street 7. Seventh Street 8. Sixth Street. Only one street at a time will be under construction and only those impacted by that particular street will be issued permits to park in the designated permit-only parking area during construction on that street.”
“The County shall temporarily change certain areas of parking along the west side of Gulf Drive South between Fifth Street and 13th Street from free parking to permit-only parking from the effective date of Resolution R-23-087 until Jan. 1, 2025,” according to Manatee County.
A copy of the resolution was mailed to the current mailing address on file with the Manatee County Property Appraiser for all properties eligible to receive a temporary parking permit.

The complex, planned for a 24-acre site on the north and south sides of 58th Avenue East, about 400 feet east of 33rd Street East, is the latest project proposed in response to the Bradenton-area housing crisis.
In Southwest Florida there are 13 prospective renters for every vacant apartment, and units stay vacant for an average of only 34 days. For anyone looking to buy a house, prices remain near historic highs, a daunting challenge for first-time home buyers.
The developer for Creekside Village is The Creek LLC with Yaron Devald of Sarasota listed as the manager and Hila Erez Cohen of New York City listed as the chief financial officer, according to reports filed with the Florida Secretary of State’s Office.
The property is just to the east of Community of Christ Church, 5817 33rd St. E., Bradenton.
Residents in the neighboring Garden Lakes community have raised a number of concerns about the Creekside Village project, including losing privacy and the wooded area behind their homes, increased flooding, noise, traffic and threats to endangered species, including gopher tortoises.
Glen Gibellina, a member of the Manatee County Affordable Housing Advisory Committee, previously told the Bradenton Herald that more developers are planning to build affordable or workforce housing than in previous years.
“We’ve gotten more workforce housing in the last two years than in the previous 10,” Gibellina previously said.
In Manatee County, workforce housing is for individuals making between about $51,000 and $77,000 a year or a four-person household with a total income between $73,000 and $110,000. Typically, the program is targeted at households that earn too much to qualify for traditional affordable housing subsidies.
Affordable housing is meant to provide a place to live that costs no more than 30% of a resident’s income for rent or mortgage payments. Those households may be eligible for subsidized housing.
To encourage the development of affordable housing, Manatee County government offers expedited processing, fee assistance and other incentives.
▪ Bradenton Project LLC of Summerville, S.C., plan to build a 96-unit apartment complex at 2008 53rd Ave. E. in Oneco. The project, which would include four buildings with 24 units each, received affordable/workforce housing eligibility on June 23.
▪ A 606-unit affordable housing apartment complex, named Amara, is proposed for a 20-acre parcel at 3308 Lena Road. Seeking approvals is WB Property Group, an owner-developer of real estate headquartered in New York City.
▪ A total of 572 units of multi-family affordable housing are planned for 4505 12th St. Ct. E., including 301 Flats with 324 units of family housing and The Savoy at 301 with 248 units of senior housing. The developer is Oneco 51 Family Gp LLC of Santa Monica, Calif.
▪ Whitfield Estates LLC is seeking to build 192 one- and two-bedroom units on 10 acres in the 7200 block of 12th Street East.
▪ The Nine20 Manatee apartments, planned for 137 units, with rents ranging from about $1,300 for a one-bedroom unit to $1,600 for a two-bedroom unit, are under construction at 920 Manatee Ave. W., Bradenton.
▪ The three-story Oneco Living Apartments is planned for 94 rental units on 5.3 acres of vacant land just north of State Road 70. The majority of the units will be rented at market rate, but 24 of those apartments in the 5100 block of 18th Street Court East will be designated affordable housing.
▪ Hope Village, dedicated to keeping at-risk parents housed and on the path to economic independence, is planned by Help to Home, a local nonprofit organization and homeless resource group. Envisioned are at least 53 apartment units on 4.8 acres at 1825 30th Ave. W. in Bradenton.
▪ Housing Trust Group plans to build a five-story, 120-unit complex for seniors on the northwest corner of Ninth Street West and 23rd Avenue West in Bradenton.
▪ The Met, a $31 million workforce housing project, will include 199 units of eco-friendly apartments on a three-acre site at 1405 14th St., Bradenton.
▪ A workforce housing community of about 400 units is being pursued by a partnership of local businesses, One Stop Housing and the Bradenton Area Economic Development Corporation. A location and timeline have not been announced.
▪ Housing Trust Group has opened the 90-unit Addison apartments, 702 Sixth Ave. E., Bradenton, and the 96-unit Oaks at Lakeside complex, 5260 34th Street Cir. E., Bradenton.

Weber said mid to late afternoon is when he expects the storms to start making their way through our area. Thirty to 40 mile-per-hour winds are possible with the storms, with 40 to 50 mile-per-hour gusts.
Chief Meteorologist Paul Dellegatto added that the worst weather appears to be coming from 3 to 9 p.m.
Significant coastal flooding is also possible with the severe weather on Tuesday. Coastal Flood Warnings are in effect all across the Gulf Coast from 10 a.m. on Tuesday to 7 a.m. on Wednesday.
St. Pete city officials say there is potential for around two to three feet of coastal flooding in St. Pete's low-lying areas come Tuesday evening.
Some places in the area are offering sandbags to residents as the weather gears up for Tuesday.
Pinellas County
Sandbags are available to the public until 6 p.m. on Monday at the following locations in the city of St. Petersburg:
Sandbags will be available starting at 3 p.m. at Joe DiMaggio Park in Clearwater on Monday. Residents are encouraged to bring their own supplies and are expected to provide some bags on Tuesday.
Sand is available on Monday from 2 to 6 p.m. at the 49th Street Neighborhood Center in Gulfport, at 1617 49th Street South. There is a 10-bag limit, and proof of residency may be required.
Dunedin will also offer sandbags at the City of Dunedin Highlander Park parking lot, at 903 Michigan Blvd. on Tuesday from 8 a.m. to noon. There is a limit of 15 bags per resident, and you must show a proof of residency: driver's license or recent utility bill.
Pasco County
Pasco County has opened two self-serve sandbag locations in anticipation of heavy rain moving through.
Hernando County
One sandbag location will be open on Tuesday at 10 a.m.
Manatee County
Manatee County is making sandbags available at Coquina Beach, Manatee Beach, and the Utilities Department will have self-serve starting at 2 p.m.
Citrus County
The Citrus County School District announced schools will be on a half-day schedule for Tuesday due to anticipated major weather entering the area. All after-school programs and extracurricular activities are canceled as well.
Elementary will dismiss at 12:35 p.m., Middle Schools at 11:20 a.m., and High Schools at 11:40 a.m.

County officials approved a $3.5 million loan to help cover the construction of a Bradenton apartment complex looking to add another 182 affordable housing units in the area.
Robin’s Apartments, just south of U.S. 301 on First Street East, will see new development on a vacant part of the property. The additional complex will include a mix of studio, one- and two-bedroom apartments for residents at lower income levels.
Mark Vengroff, managing partner of One Stop Housing, said his organization plans to open The Nest by the end of 2025.
“Every one of our properties has a waiting list of over 100 people, which gives you an idea of the demand,” Vengroff said in an interview with the Bradenton Herald.
The Manatee County Commission approved the request for a $3.5 million loan to be paid back over the next 20 years, despite a vote earlier this year to deny gap funding requests from affordable housing developers. One Stop Housing will also pay the county about $82,000 in interest every year, according to the loan agreement.
The county’s gap funding decision came while The Nest was still moving through the approval process. Based on One Stop Housing’s track record of providing affordable places to live in Manatee County, officials said they had no problem with the request.
“I’m excited about this,” said Commissioner Amanda Ballard. “I think you’re a wonderful organization and I love what you do.”
“I’m so happy to have such a great organization that’s doing such a great job,” added Commissioner Ray Turner.
Development of the new apartments is expected to cost roughly $23 million, according to public records. The Nest is also expected to feature community resources on-site, including after-school childcare.
“Robin’s is only studio apartments, currently, so this project is very meaningful to us because it’ll be one-bedroom and two-bedrooms, as well, so it’ll continue to support the community and provide those essential wraparound services that are so important,” said Maurice Campbell, president of One Stop Cares, a nonprofit organization that supports One Stop Housing.
In an agenda memo summarizing the funding request, county staff said they expect The Nest to be a successful endeavor.
“We are sure that The Nest multifamily development will lease up immediately following completion as there is still a housing deficit in Manatee County,” the memo said.
Captain Richard Gerken, a 30-year employee with the Manatee County Sheriff’s Office, also voiced support for the project.
“They’re a tremendous asset to the community and a great help for us,” said Gerken, who described One Stop Housing as a key resource for the sheriff’s office’s homeless outreach efforts.
